If you are looking to buy and have found your property, allow us to look over the Contract/s.32 for any'red flags' for FREE,
BEFORE you sign any contract! Whether for a Private sale or attending an Auction.
SellBuy Conveyancing will go over the s.32 to make sure that the documentation is relevant to the property you have seen and confirm that it complies with your current and/or future plans. For instance, you may want to subdivide the land, however there is a covenant/restriction allowing only one dwelling on this particular property.
We will also review the Contract of Sale and if necessary, request any changes you may need, or advise you of any clauses that need to be added.
For instance, the subject to finance clause if you are planning on getting a loan for the purchase.
Or, the subject to building and pest inspection clause.
Or, the Clause that states the all gas and electrical appliances are to be in good working order at settlement.
* We will help you add these clauses in the Contract, but they must be included before you sign anything!

This means that you have 3 days to change your mind, without having to give any reason. (The vendor may charge either $100 or 0.2% of your offer price if you do decide to cool off).
It is imperative that you instruct your Agent to send an initial email copy of the Contract and Section 32 Vendor's Statement to our office, without delay.
Once received, we can review the Contract and s.32 and advise you of any issues accordingly.
You have 3 clear business days to withdraw your offer, if you choose so.
